Construction supervision

We provide independent construction supervision at every stage of the works. We control the quality of the materials and structures used and the full compliance of the works with the approved design documentation and regulatory requirements. We carry out regular inspections, issue notices for the rectification of defects, monitor schedules and volumes, and support the commissioning of engineering systems and the handover of the facility into operation.

1.1

Construction supervision at every stage of the works

We provide a full cycle of technical control from design to commissioning of the facility. Our specialists are present at every critical stage: site preparation, erection of structures, installation of engineering systems. This guarantees the timely detection and rectification of violations, the mitigation of risks and the compliance of the project with the approved documentation.

1.2

Quality control of materials and structures

Quality begins with materials. We carry out independent checks of all materials and structures delivered to site: strength testing, certification checks, compliance with technical specifications. Quality control of structural elements includes geometric measurements and checks of welded joints and structural integrity. This ensures the reliability and durability of the facility.

1.3

Inspections and issuing of notices

Regular inspections are the key instrument of control. We carry out scheduled and unscheduled checks, document the condition of the facility and identify violations. Based on the inspection results, notices are issued with clear requirements for rectifying the defects found and with deadlines for doing so. All documents are maintained in accordance with regulatory requirements. Every inspection and every defect found is documented.

1.4

Compliance control against the design and the codes

Every decision on the construction site must comply with the design documentation and the applicable standards. We continuously monitor the compliance of the works with the design and verify the application of current codes (SNiP, GOST, international standards). We introduce changes into the design documentation in good time. When deviations are found, we immediately inform the client and the contractor so that corrective measures can be taken.

Engineering and technical support of facilities

Our engineers do not merely control — they advise and support sound decision-making throughout the project. We help resolve technical questions, propose optimal solutions when difficulties arise and coordinate the work of different specialists. This ensures effective delivery of the project and prevents conflict situations.

Digital control with AI analytics

We augment supervision with computer vision and predictive analytics: images and site walks linked to drawings are automatically compared against the design model, deviations in volumes and geometry are detected at an early stage, and health-and-safety violations are captured from the video stream. The model forecasts schedule delays before they occur, which reduces the time spent on reporting and the number of disputed items at acceptance.

Technical expertise

We carry out comprehensive technical inspection and audit of buildings, structures and industrial facilities to determine their actual condition and to identify defects, deformations and the degree of wear. We perform visual examination and instrumental diagnostics of structural elements, utility networks and systems, verify safety and regulatory compliance, calculate load-bearing capacity and develop recommendations for further operation, repair, strengthening or reconstruction.

2.1

Technical audit and inspection of buildings and structures

A technical inspection is a comprehensive diagnostic of the condition of a facility that gives a complete picture of its technical state. We carry out a detailed analysis of structural elements, engineering systems, finishes and other components of the building. The audit results include photo documentation, measurements, material testing and a detailed report with recommendations for rectifying the defects found.

2.3

Assessment of the technical condition of buildings and engineering systems

An objective assessment of technical condition is necessary for well-founded management decisions. We determine the technical condition category of the facility (from "good" to "hazardous"), calculate the residual life of structures and equipment and estimate the cost of the repairs required. The result is a detailed report with a clear classification of the problems, prioritisation of the works and a cost estimate for restoration.

2.4

Energy audit and energy efficiency assessment

We carry out a comprehensive check of engineering systems against current energy efficiency requirements. The inspection analyses the building's heat losses, the quality of the thermal insulation, the efficiency of boiler equipment and ventilation units, the correctness of system controls, and electricity and heat consumption. Thermal imaging surveys, analysis of operating data and measurements of indoor climate parameters are used.

2.5

Expert review of fire protection systems

A comprehensive expert review of fire protection systems to assess their operability, compliance with regulatory requirements and effectiveness in real scenarios. The review covers the automatic fire alarm, the automatic fire suppression system, smoke extraction and smoke-control ventilation, alarm and evacuation management systems, fire hydrants and internal fire hose reels, structural fire protection, as well as documentation and the maintenance regime.

2.6

Data-driven predictive diagnostics

Inspection data, thermal imaging surveys and sensor readings are consolidated into a single model of the facility's condition. Algorithms identify wear patterns, forecast the development of defects and the residual life of structures and equipment, and prioritise works by actual risk rather than by formal regulation. This makes the conclusions of the expert review measurable and allows repairs to be planned in advance.

Construction project management

Project management in construction is systematic work that delivers the facility on time, to quality and within budget. It covers planning of the schedule and resources, coordination of all parties (contractors, subcontractors, suppliers), strict control of the cost estimate and expenditure, monitoring of deadlines with prompt recovery of delays, risk management to prevent failures, work with contracts (FIDIC, NEC, agreements under the laws of Kazakhstan) and their administration, assurance of the quality of works in accordance with codes and standards, as well as regular transparent reporting and communication with the client, investors and supervisory authorities.

3.1

Project planning and organisation

A successful project begins with a clear plan. We develop a detailed delivery strategy, define the sequence of works and set control points and milestones. At the planning stage we analyse every aspect of the project: technical requirements, regulatory constraints, climatic factors, availability of resources. The result is a structured plan that becomes the road map for all project participants and guarantees that nothing is overlooked.

3.2

Coordination of all parties

A construction project is a complex system of interaction between many parties. We take on the role of coordinator, ensuring that the actions of contractors, material suppliers and subcontractors are aligned. This includes agreeing work schedules, resolving conflicts between the parties, monitoring compliance with contractual obligations, organising meetings and passing on information. Effective coordination avoids delays, idle time and additional costs.

3.3

Cost estimate and project budget management

Cost control is a critical success factor for a project. We continuously monitor expenditure, compare actual costs against the approved estimate and identify the causes of overruns. We analyse contractor and supplier invoices, verify that costs are justified and prevent unwarranted overpayments. Where there is a risk of exceeding the budget, we propose optimisation solutions. Transparent cost management enforces financial discipline and allows the investor to control how funds are used.

3.4

Control of work deadlines

Time is a resource that cannot be recovered. We continuously monitor compliance with the work schedule, track progress for each type of work and identify the risk of delays at an early stage. Where delays occur, we analyse the causes and develop and implement measures to recover the schedule. We use modern planning tools (MS Project, Gantt charts) to present project status clearly. Timely completion of a project is the result of our constant vigilance.

3.5

Working with FIDIC contracts

We work with the standard FIDIC conditions (Red, Yellow and Silver Book), as well as with NEC and agreements under the laws of Kazakhstan. We take part in preparing and agreeing contract packages, allocating obligations and risks between the client and the contractor, and defining payment mechanisms, guarantees and retentions. During delivery we act as the contract engineer: we verify the validity of claims and compliance with notification procedures and deadlines, and prepare positions on disputed matters before they escalate into a formal claim.

3.6

Contract administration

We run the full contract administration cycle: a register of contracts and supplementary agreements, processing of variation orders with an assessment of their impact on cost and schedule, review of claims and extension-of-time requests, verification and approval of certificates and interim payment applications, and control of warranty obligations and the validity of securities. All correspondence and notices are recorded in a single log — this protects the client when disputed situations are examined.

3.7

Reporting for stakeholders

Transparent communication is the basis of trust between project participants. We prepare regular reports for the investor, the contractor and other stakeholders. The reports include the status of the works, analysis of the cost estimate, information on the problems found and the measures taken, and photo documentation. We organise weekly meetings and promptly inform all parties of changes and decisions. This openness prevents misunderstanding and keeps the actions of all participants aligned.

3.8

AI in planning and risk management

We use algorithmic schedule optimisation: delivery scenarios are recalculated taking weather, supplies and actual productivity into account, and the critical path and bottlenecks are visible in advance. A separate layer analyses contracts, correspondence and technical documentation, extracting obligations, deadlines and risks, and drafts reports. Decisions remain with our engineers — the model only speeds up the analysis.
